This proposal was developed as a feasibility to test how many houses or apartments could be built on an existing dwelling site to determine the maximum value of the site. Two options where tested which included 2 story townhouses, stepping up to 3 stories at the center, and the second option for a three story apartment block with on-site parking.

The project successfully illustrated the maximum potential that could be approved by the planning office to establish the true value of the land for sale.
